English sample

Lease fine print

Extra terms / small print

Extra terms in the lease cannot remove rights or responsibilities given by Ontario tenancy law. If an extra term conflicts with the Residential Tenancies Act, that term may be void and not enforceable.

Plain explanation: Not every term written in a contract is automatically enforceable. If the small print conflicts with the law, it should be flagged for lawyer or professional review before signing.

Mortgage fine print

Renewal / switching lender costs

Before renewing or switching your mortgage, review all charges and fees, not only the interest rate. Changing lenders may involve discharge, registration, transfer, assignment, appraisal, administration, or collateral-charge costs.

Plain explanation: A lower interest rate may still come with extra costs. Ask for a written list of all fees before signing or accepting the renewal or switch.
